Earn-In Model: When Industry Giants Finance Exploration Projects
August 15, 2026
Making money without touching a shovel
You don’t have to mine gold to profit from a gold mine. Royalty and streaming companies make an upfront payment and in return collect a fixed share of production for years to come. The mining company gets its capital; the financier gets its production entitlement, and whatever happens operationally after that is the operator’s problem.
That this model performs well when gold prices are high became clear in Q2 2026, when both Franco-Nevada and Royal Gold reported revenue and operating cash flow at their highest levels to date. The reason is structural. A rising gold price lifts royalty revenues while operating costs — which these companies never bore — stay flat. To make sense of the gold sector, you need to understand how this financing arrangement actually works.
Two variants, one core principle
The royalty and streaming universe divides into two related but technically distinct models.
Royalties are percentage claims on a mine’s revenue or profit. The most common form is the NSR (Net Smelter Return Royalty): the holder receives a fixed percentage of net smelter proceeds regardless of whether the mine turns a profit. Energy prices, permit delays, labor disputes — all of that falls on the operator.
Streaming agreements work differently. The capital provider purchases upfront the right to buy an agreed quantity of gold (or silver) at a predetermined price well below market. When the gold price rises, the streamer’s margin grows. When it falls, the buffer shrinks, but the purchase price stays fixed.
Both models rest on the same principle: providing capital in exchange for a production interest without operational responsibility. A junior miner that needs to finance expensive mine development gives up a portion of its future cash flow to remain able to act today.
Why the model outperforms during high-price periods
The mechanism behind record quarters is straightforward: royalty and streaming companies locked in their purchase prices once and permanently. When the gold price rises, their revenue grows while variable costs barely move. Earnings therefore expand faster than revenue — what financial analysis calls operating leverage.
Consider a conventional mining company producing at $1,200 per ounce that earns a gross profit of $1,200 at a market price of $2,400. If energy costs rise 15 percent, that eats a noticeable slice of the margin. A royalty company collects its percentage of the higher market price and has no exposure to energy costs on the mine side at all.
Portfolio breadth matters here too. Established royalty companies hold dozens or hundreds of agreements spread across different mines, operators, and countries. If one project fails, its drag on the overall portfolio is far smaller than a direct investment in a single junior explorer would produce.
| Characteristic | Junior Miner (Direct Investment) | Royalty / Streaming Company |
|---|---|---|
| Operating cost risk | Fully borne | None |
| Gold price leverage | High, but dampened by costs | Very high, as purchase price is fixed |
| Diversification | One project / one mine | Many projects, many jurisdictions |
| Exploration upside | Full participation | Limited (production share only) |
| Capital intensity | Very high (ongoing) | One-time (upfront payment) |
Junior project valuations and the royalty burden
For investors focused on junior explorers, the royalty ecosystem matters for a practical reason: it changes how projects are financed and, in turn, how they are valued.
A junior that has sold a 2% NSR royalty to a financier carries that obligation permanently, even if the operator changes hands later. Any buyer prices the royalty in when acquiring the project, and it reduces the net present value (NPV) accordingly. An investor who does not check the disclosure documents under the Canadian standard NI 43-101 to see how many royalties encumber a project will systematically overestimate fair value.
At the same time, an existing royalty agreement is also a signal: it indicates that an experienced capital market participant considered the project worth financing. In an environment where bank financing is hard for juniors to obtain, a streaming partner can be what makes project development possible at all.
A high gold price therefore works through the royalty segment on two levels: it lifts royalty company revenues directly, and it increases their appetite for new agreements, which pushes more capital toward exploring juniors.
Real weaknesses in the model
Royalty and streaming companies are not insulated from everything. The most direct exposure: revenues depend on the relevant mines actually producing. Production delays, technical problems, or permit revocations at the operator level hit the royalty company’s income regardless of its lack of operational involvement.
Smaller royalty companies with only a handful of agreements are considerably more exposed than players with a broad portfolio. A concentrated book can post record quarterly results simply because two or three months were unusually productive at a single partner mine — and those results can reverse just as quickly the following quarter. Investors in smaller providers have been through that cycle more than once.
Valuation methodology also warrants a hard look. Royalty portfolios are frequently valued on discounted cash flows using assumptions about mine life, gold price trajectory, and discount rate that can shift considerably depending on who is doing the modeling. Small changes to those inputs move outcomes noticeably, and investors who adopt issuer-supplied models without independent review tend to underestimate that sensitivity.
Key terms at a glance
- NSR (Net Smelter Return Royalty)
- A percentage right to the net smelter proceeds of a mine. The holder receives their share regardless of the mine operator’s operating costs.
- Streaming Agreement
- A contract in which a financier makes an upfront payment in exchange for the right to purchase an agreed quantity of precious metal at a predetermined price below market.
- Operating Leverage
- The effect by which earnings grow faster than revenue when fixed costs remain constant — a characteristic feature of royalty companies during high-price periods.
- NPV (Net Present Value)
- The present value of all future cash flows from a project, discounted to today. Existing royalties reduce NPV directly because they diminish future cash flows.
- NI 43-101
- The Canadian regulatory standard for the disclosure of mineral resources and reserves. Technical reports prepared under this standard must disclose any existing royalty encumbrances on a project.
- Resources vs. Reserves
- Resources (Inferred / Indicated / Measured) are geological estimates with varying degrees of confidence. Reserves (Proven / Probable) are the economically mineable portion following technical evaluation. The two terms are not synonymous.
- Portfolio Diversification (Royalty Context)
- The distribution of royalty and streaming agreements across many mines, operators, and countries to limit the default risk of any single project.
